The Urban Redevelopment Authority released details on 8 July for rezoning 45 hectares of land in Tengah from green buffer to high-density residential and commercial zones, allowing structures up to 40 storeys.
Singapore's housing pipeline has tightened after the Housing and Development Board completed 12,000 flats in the west last year, pushing buyers toward new towns where transport links open soon.
The plots sit along Tengah Garden Walk and border the Jurong Innovation District, where several HDB Build-To-Order launches already stand and where the Land Transport Authority plans an additional bus interchange by 2028.
Islandwide condo median prices reached SGD 1.8 million in the second quarter, while HDB resale transactions in Tengah averaged SGD 620,000 for four-room units through June 2026, according to URA data released this week.
Executive condominium projects popular with HDB upgraders could see faster take-up once the new zoning takes effect, because taller blocks would add 3,200 units over five years. Districts 9 to 11 remain out of reach for most families at SGD 2.4 million and above, so Tengah's lower entry prices draw attention from those priced out of prime areas. The rezoning also opens space for 12,000 square metres of retail at ground level, which planners say would reduce travel to Jurong East for daily needs.
Current residents on nearby streets such as Plantation Close have raised questions about traffic once construction begins, though the authority has scheduled a public exhibition at the Tengah Community Club starting 20 July.
Feedback closes on 5 August and the authority will publish final master plan amendments by October. Families monitoring HDB sales can check the next Build-To-Order exercise for Tengah plots in September, while private developers will receive tender documents for two sites along the rezoned corridor before year end.
